What we take responsibility for.

Management is six disciplines running at once. A hotel rarely fails at all six — it fails at one, and the other five carry the loss until someone notices.

Commercial & revenue management
Rate strategy and inventory, channel and segment mix, position against the competitive set, and a forecast that gets corrected when it is wrong rather than defended.
Property operations
Front office, housekeeping and maintenance run to documented procedure, audited against it, and corrected early — which costs a fraction of correcting it after an inspection.
People & labour
Hiring, training and scheduling built against the forecast rather than the habit. Labour is the largest controllable line in a select-service hotel and the one most often managed by hope.
Financial controls
Operating budgets, purchasing and payables, monthly close, and a P&L reviewed line by line. Variances are explained, not annotated.
Brand & quality management
Franchise standards, inspections and any property improvement plan, together with guest scores and review response. The brand relationship is managed before it becomes a deadline.
Asset stewardship
Capital planning, preventative maintenance and reserve discipline, weighed against the value of the asset at exit rather than the convenience of the current quarter.

How we run a hotel

The week a managed hotel actually has.

Management is not a quarterly review. It is a short list of things checked on a fixed rhythm, and the discipline to do them when nothing appears to be wrong.

  1. Daily

    Rate, labour, and the building

    Rate and inventory against the next fourteen days. Hours booked against the occupancy actually on the books. Arrivals, departures and anything that went wrong overnight. Somebody walks the property.

  2. Weekly

    Revenue and guest review

    Pace against forecast, position against the competitive set, and rate decisions taken for the next 30, 60 and 90 days. Guest scores and reviews read — not summarised — and anything repeating is assigned to someone by name.

  3. Monthly

    P&L, STR and the owner report

    The P&L read line by line against budget, with variances explained rather than noted. The STR report against the comp set. Forecast reset on what the month actually taught us, and a written report to the owner.

  4. Quarterly

    Capital, standards and position

    The capital plan and where it stands. Brand standards and any PIP obligations. Contracts and vendor pricing tested rather than renewed. And a straight answer on whether the strategy for the asset is still the right one.

Owners receive the monthly report whether or not they ask for it, and can reach the person who wrote it.

Reporting is where most owners find out whether a management company is doing what it said. Ours is a short document with the figures, what moved them, and what happens next — not a data export with a covering note.

Example action items

  • Hold rate through the autumn softening rather than buying occupancy — last year the index fell to 91 in October on discounting that did not pay for itself.
  • Labour model rebuilt against the 2026 forecast before the seasonal drop, not after it.
  • Two OTA listings still carry pre-renovation photography; replacement booked with the brand.

Memphis and Southaven street by street — the demand generators, the rate ceilings, who staffs well and who does not. That is what lets us forecast honestly instead of optimistically.

Targets, responsibilities and reporting dates are in the management agreement. If we miss them you have something to hold us to rather than a conversation to have.
We are selective
We take on hotels we believe we can improve, and we say so when we do not think we can beat your current operator. A management company that accepts everything is telling you something.

Taking a hotel on

How a transition actually runs.

Takeovers are lost in the handover far more often than in the negotiation. This is the sequence, with the dates written down before anything is signed.

  1. Before signing

    Property assessment

    We walk the hotel, read twelve months of P&L and the STR report, and review staffing, contracts and brand standing. You get an honest read on what the asset should be earning and what it would take.

  2. Weeks 1–4

    Transition plan

    A dated plan covering licences and permits, systems and PMS access, payroll and banking, vendor contracts, insurance and brand notification. Every item has an owner and a date.

  3. First 30 days

    Takeover and baseline

    Books and systems move across. We meet every member of staff, set the standards baseline with a full property audit, and put a rate strategy in place. Nothing about the guest experience is allowed to wobble during the change.

  4. First 90 days

    Forecast, cost base, first report

    A full forecast and operating budget built on what we have seen rather than inherited. The cost base rebuilt — labour model, contracts, vendor pricing. And the first quarterly report, which is where you start measuring us.

What happens next

  1. 01

    Tell us about the property

    Location, brand, room count and whatever operating history you are comfortable sharing. Twelve months of P&L and an STR report tell us most of what we need.

  2. 02

    We come back with an honest read

    What the hotel should be earning in its market, where the gap is, and what it would take to close it. If we do not think we can improve on your current operator, we will say so.

  3. 03

    Proposal and transition

    Scope, fee structure and a transition plan with dates. Takeovers are lost in the handover far more often than in the negotiation, so that plan is specific.
